All pets are conditional and must be approved individually. All animals must be registered through the link we provide in the application process. We manage single family residential properties and privately owned condominium units (we do not manage apartment complexes). So while we do not have around the clock repair people, as you might expect in an apartment complex (and must function within the confines of other company work hours). We have reliable and tested systems in place for emergency repairs and disaster related issues. We use professional vendors (painters, plumbers, handymen, carpet cleaners, etc.)
We provide detailed Move-In and Move-Out processes to properly document the condition of your rental property. As a tenant of a single family residence, you are expected to have basic knowledge of self-care and maintenance of the property you rent, and you are responsible for caring for the property and protecting it in a reasonable manner.
As a prospective tenant, you are expected to apply for the rental property through our website, and be able to pay rent through the online tenant portal. You are expected to read and understand your lease. Please ask any questions prior to signing the Rental Contract.
Common Questions
Each prospective occupant (18 years old or older) of the property must fill out an application. Credit, employment, background, fraud, criminal, sex offender, past evictions and reference reviews will be conducted as a part of the application process.
Properties, while in good condition, are rented As-Is. If you desire any modifications to be performed as a condition of renting, make sure all changes are added in writing. Landlord approval will be required. We do not permit the following items on any property: SMOKING, Waterbeds or large Fish Tanks, Dartboards, Trampolines or Above Ground Pools. There are no exceptions.
All Utilities are the responsibility of the tenant. If you are curious about average utility bills, you must contact the utility companies directly. Utilities must be turned on with proof prior to occupying the premises. Trash collection/disposal is the responsibility of the tenant. Some communities or municipalities may offer these services. Please check your area before making any assumptions.
Tenants must have and maintain renter’s insurance. Proof of an insurance policy will be required prior to occupancy.
Animals must be pre-approved and registered through a link provided in the application process. If an animal is to be allowed on the property it will be noted in the Lease. Animals brought onto the property at a later date (whether visiting or residing) without written consent, violate the terms of the lease and will be fined per the lease. No temporary animal sitting is permitted! If the animal is a pet, a non-refundable Pet Fee is required. Tenant Insurance must not have any animal exclusion.
Before You Apply
We process applications when they are complete, including animal registration and after viewing of the property. Once you fill out an application, a property manager will reach out to you. Communication with Applicants will be prioritized over non-applicant inquiries for high-demand properties. We process complete applications in order. If a rental property is rented to an approved applicant prior to your application being processed, your application will be refunded. Your application fee will not be refunded if we run your application and you are denied. The application fee is used to pay a third party for the processing and background checks.
We review applications considering many factors. Some factors are guides and some factors are hard lines. Credit scores are referenced as an indicator but are not hard line item. While a high credit score (following lending guidelines) can show strong financial competency and responsibility, it is not the only thing indicating whether a person(s) will make a good tenant.
Some ardent credit/financial reasons for not getting approved for a rental property may include current late payment of bills, prior evictions with non-payments of past rent, patterns of late and non-payments of bills and obligations, tenant damage to prior rentals or derogatory rental verification responses.
While we will not deny a tenant solely based on an arrest record(s), we will look at an entire criminal history in order to gauge whether an applicant is a substantial risk to resident safety or a property. A conviction for the illegal manufacture or distribution of a controlled substance will be an immediate denial.
If your application is denied, you will receive notification from a property manager with instructions on receiving a copy of your report for your own reference. If there are errors in the report, we hope you are able to clear them up, but we will not hold your application while you attempt to do this. If the property is still available once you have corrected issues in your report, you are welcome to present that information for review and possible reconsideration. Depending on this timeline, you may have to reapply in order to be reconsidered.
